Episode 070 – STRR – Safety Features Your Guests Will Love & Appreciate

There are a few inexpensive items you can buy to keep your property safe that your guests will appreciate. There are also some not-so-inexpensive items that may be worth the investment to secure your property, especially if you have gaps in bookings. Michelle goes over some great safety features in this week’s podcast.

And so as I'm off and tootling around Florida, wishing I was tootling around in Florida because I love toodling around in Florida, in the October and September, but is still the beginning of September right now, getting ready to leave.
Guys, is it still massively hot in Arizona? Like it's 108 outside. And my husband, the past two weeks. Has been busting my butt outside and my husband decided he wanted to do the filling of the planters and put the trees in himself. He was going to save the money. Yes. I've told you about him before. If you've been listening to my show, I don't know.
I've talked about it on a BNB dash boss, but I know on short term rental revenue, in our other podcasts with the prosperity process, we've talked about. Kevin and some of his escapades over the years, his conversation I'll fill you in at the end of this, if you're interested. So you don't have to miss any more of this, but at the end, I'll, I'll tell you what.
He actually had a great conversation with Robert Kiyosaki one time and he literally walked away and said, I don't think he knows what he's talking about. Do you know who the it's so funny, but that's my husband. He loves to do that stuff himself. He's a doctor. And so during the evening, when he gets home, he and tinker, tinker Tinker's out in the yard.
And so now he's tinkering and 108 degrees. 15 yards of top soil out in my front yard again, because the 10 yards we got last weekend, we all wheel barreled out for him, but it's hot here. And so I'm literally looking forward to this vacation of mine. He's going to be here, tinkering, tinkering green. I'm sure.
In the. And he worked super close. So he's home for lunch at a different hours and this stuff. So he can take care of the dogs and, well, my other daughter will be home and my other son will be home too. So everybody can take care of the dogs while I'm gone. But the crazy part is it's so hot here. People think you go to Florida to, you know, get warm.
No, I go to Florida to cool off. I'm like, please Lord. Let it rain when I'm there. I love it. Usually October, it's very rainy, September and October. It'll be very rainy. When they had the Halloween horror nights starting mid September, they used to start it around my birthday. And, uh, it always rained on opening day.
It was like a thing for many years, and now it doesn't rain as much on opening day, but they've had some great tropical storms. I look forward to those being from the desert. I love the rain. I'm like, oh my gosh, it's raining. People are like hiding away. And I'm like out there letting my hair go. Oh, yes, it's rain.
It's water. It's moisture. Please let it rain. So I'm so looking forward to this I'm so looking forward to cooling off and as I do, I'm looking back through these, they gave me a list and I actually changed the list. And the said, let's go over the safety features that your guests will love and appreciate on this podcast, because that is something when you try.
That is very important to me. I'm obviously staying in one of my places. And so is my partner here from Tucson. He's not a partner of my Florida properties, but he and his family are coming down to Florida and they're staying at another one of my properties. And we were talking about the safety features that we have on some of our properties.
These probably have changed a little bit because you know, over time things get better and better. I mean, I know on maybe next week we'll do parties again because I love, I love how there's so many more tools that we can use going over parties, going through party stuff. But if you guys are ever interested in.

Guys. I think we put our party prevention and safety features together on ours, but there are super important for your guests. Your guests want to know that your place is secured. They want to know that you have parking for that. Designated parking and a lot of areas, obviously in the city, it's a lot harder if you're in the city to do designated parking, but if you can have designated parking, that's really important.
And if it's a big place, they want to know that they can fit more than one car there. So we have properties down in floor. Where we have six or seven bedrooms or more, you know? Right. So we've got these big places where families will come together. We used to before COVID get a ton of families from south America and everyone would come up together and everyone would rent different cars.
So you might have a grandmother and maybe two or three kids or sets of aunts and uncles each with their own kids. And each of them would rent their own car. If you only have a parking space for one or two cars, that's no good. When you have a big house, you have to make sure that you have ample parking for everyone that there's some place for them to be.
And that you're not disturbing your neighbors. So that's actually a part of safety features too. Why? Because where they park and how they have to walk through the. That's incredibly scary. We've had some really weird stuff happen in properties that we don't own anymore, but we used to own that were not secured.
So now all the properties that I keep and it's just me. I mean, you guys don't have to do this, but the properties that I keep in Florida, every single one of them now have 24 hours security going around in their little cars, you know, making sure that everything is okay. And the majority of them are gated communities.
Why. Because we want people to feel safe. It's a scary situation when you go somewhere. Like, I mean, almost anywhere that you travel nowadays is pretty effing scary. Let's be honest. It's scary out there. There are scary things happening in major cities. Like I'm from Chicago. I literally, the other day I was on my hands and knees praying for Chicago.
I'm praying for the United States. I can't believe more children this year have been killed by guns in the city of Chicago than have died. Period from COVID in the United States. That's nuts. It's absolutely nuts. That's not the city of Chicago. I know. People from Chicago, it was such a wonderful welcoming city.
I mean, literally I love to being from Chicago, the people that you knew, I mean, you could walk anywhere and talk to anybody. It was such a great city. I didn't care. A couple of places. There were some dangerous places, but for the most part, they were pretty safe. It was not like it is now and get this.
They've gotten. There's no guns allowed in the city of Chicago. How's that working for you guys? That's what we say all the time. Especially being here from Arizona, Arizona is a big gun state. We all, I mean, hello. I mean, we're the wild west, right? The point is we live in some of the safest cities in the entire us.
For years, we lived in Gilbert, Arizona. And Chandler Arizona right on the cusp. We actually lived across the street from a Chandler school. So we're right there in Chandler and Gilbert. And both of those cities were in the top 10 safest cities in the country. And everybody, everybody in my neighborhood, everybody had guns.
And why is it safe? Because we have guns because we have gun. It's safe because we have guns. Nobody is going to Rob you when they know that you're going to shoot there. But if they bust into your property, no, one's going to bust. The fact is if you can't protect yourself, that's when you are the most vulnerable I E look at Australia and Canada right now, Australia.
I know our Aussie friends down there. Oh my gosh. I've got friends who are in Australia. We talk to our friends all the time on zoom. They're telling us, don't give up your guns. We gave up our guns. They can't have a revolution against the tyranny that's going on there. I mean, they're literally locking people in their homes.
They're not allowed to leave. Uh, a day for two hours, they can go outside, but they can't go shopping only. I think it's once a week, they said only for so many hours and only for so many things, they're literally searching their packages as they leave these stores or come into their neighborhoods column on.
Come on. This is none of your business, but they can't fight that tyranny, but they're having all these rallies that we don't get to see, obviously YouTube and those guys won't post them because they don't want Americans to see. That's another thing as we go on to this, I'm just going to have a podcast on here, right?
This is just going to be another podcast, but I'm telling you. As you sit and you look at stuff and you think to yourself, well, you know, it looks like it's 80% for all of this. You know, that everybody wants to have a vaccine shots and everybody wants to mandate this stuff. Not so people know. They've got more and more evidence that our social media has been taken over by bots.
Again, China, same guys who corrupted our election. These guys are going in there and they're posting. They've got a bunch of people posting stuff all the time, making it look as if people are in support of this stuff. And we're not 80% of Americans are actually more. Are really unhappy with what's going on, but they make it seem that we're not that we're all like, okay.
Yeah. We're totally cool with this. Not totally cool with this. Not totally cool with it. We're not going to let you take our guns number one, which is why they have to put all this fear on us. They're putting way more fear on. Because they know that we have guns. They're like, well, here's the only place in the world that we haven't been able to control those nasty little Americans with their own thinking.
Darn them. Yeah. We are blessed by the Lord. This country is, we were built on biblical principles. Literally when the pilgrims landed, they made a covenant with God. There's a wonderful book about. When you read it, you'll see that the landed and. We want to be able to praise God. We want one nation under God.
And when our founding fathers built this country, those are the principles. They based it on. If you take away godly principles, then you have ungodly people. If God offends you, there's something wrong. If laws of God offend you, don't covet my neighbor, you know, or his things, or don't kill people or don't lie.
If those rules offend you, then there's something wrong with you. We don't want you around. And that is the truth. I mean, we really don't. It's not that we're not going to judge you, but we don't want you around because we want to be godly people. If we are going to surround ourselves with good. It's your parents said that to you when you were young.
I'm positive because I know my mom did. You are who you hang out with. And even my adult mentors said you are, who you hang with. Your mentality is based on the five people you hang with the most. And that is literally what your prosperity is going to be built on. Who do you want to be hanging with godly people.
You want to be hanging with godly people. So, anyway, as we travel across this great country and we're driving, obviously, cause I always drive to. I do not like to fly anymore. Ryan's given up and where mass for five hours. Oh my gosh. The plane ride to Hawaii was it was just beyond whatever. But anyway, when I get to, uh, Florida, I'm, you know, no mask all the way there, no mask in Texas.
I stop a lot of places in Texas and no mask. When I get to Florida. I know that I can do as an American. Does I know these mask mandates don't work. You want to see that go to our website. I have listed literally over, I think it's over 30 or 40 mask studies that show. What BS that is because mass do nothing for COVID. They don't protect you against anything. So go ahead and feel like you're getting protected. It doesn't work. I know that a lot of people don't agree with it and I don't care because facts are facts.
Science is science, you know, they say follow the science. You're like, okay, here's the science, here's some more stuff. You know, Maria, she's a nurse and her husband, Gary is a surgeon and, you know, they send me stuff all the time and they're like, oh, here's another study post this post that. So I do recommend that you go to America's frontline doctors.org and take a look of those things if you're still bamboozled by these people.
And the lies that they've told, because they have a lot of Americans. It's so sad in the morning. When I see kids walking to the high school here by themselves with a mask on, and I'm like, this is ridiculous. They've got, people's so afraid. And I don't want people to be afraid anymore. I want them to know, God will take care of us.
COVID is not that dangerous. So if you get COVID, I mean, I got COVID and got over it. Some people will get COVID and die by. People will get the flu and die. People will get pneumonia and die. The reason is if you have a body that's compromised and. And unhealthy and you get almost anything you could die.
Like it's not, COVID killing them. It's the fact that they were unhealthy in the first place. Now you, they want us to take a VAX. And if you're watching these quote unquote breakthrough cases, the breakthrough cases are now outnumbering, the people who weren't vaccinated. So now you want us to get a vaccine that doesn't work.
And the boosters don't work and it makes you more vulnerable and more susceptible to COVID than before, because the numbers are greater. And as a mathematician, I'm going to tell you that means something isn't working when the numbers are actually greater for the breakthrough cases than they are for the people with a natural immunity, your natural immunity is way better than this vaccine.
And the vaccine is actually dangerous. You want to see the studies on. Again, go to our website or go to the America's frontline doctors and check it out. I mean, there's tons of videos that you will be able to check out about a variety of subjects about the mask and COVID on our website because you need to know this stuff and they're blocking it from all, all social media that you can find.
You're not going to find it on Facebook or Instagram or YouTube or. 'cause they take all this stuff off. They don't want you to see it. Even Google blocks the searches for it. So you've got to have something like duck, duck go and be able to go to places like bitch shoot or someplace like that. Right. So that you can check it out and make an educated decision by yourself.
There's a lot of doctors and scientists on their lawsuits all over the world. Because these are crimes against humanity. They're giving people a vaccine that is inherently dangerous, and they're telling you it's safe. And this thing is more dangerous than any vacs that we've ever had in the history of mankind.
I'm not even joking. The stats are in the various has even verified, which is such a small percentage of it verus has even verified right now. I think. 7,000 deaths and guys 7,000 deaths is more than all the deaths from all the vaccines added together over the last, I forget what they said 75 years. And it's happened in a, not even the span of a year yet.
Those numbers are only for the last seven months. So I think it's really important that we talk about safety insecurity. So let's talk about the safety and security of our properties with this. You guys go mull that over and chew it. The only bad reviews I ever get are the bad reviews where people just don't agree with me.
And that's okay. You don't have to, because guess what? This is America. You get to go out there, you get to do your own research. Make sure you're doing research. Make sure you're listening to. Go check out what Robert Kennedy Jr says. And Robert Kennedy Jr. Is actually Robert Kennedy, Jr. Bobby Kennedy, who was shot and murdered and killed his uncle.
JFK. The president also murdered and killed. These guys are advocates to get rid of this vaccine. And there's a reason why these are big Democrats. So if you're a lefty and you think that it's a right left issue, this is not a right left. Right. This is a godly and ungodly issue. It is literally an attack on mankind, and it's really, really sad that people have turned it into a political issue because it's not, there are good people and bad people on both sides of parties.
And we all know that there's no getting around that, but I want you guys to go ahead and listen to this episode. I'm going to be listening to myself and popping in. And if there's something that I need to add, I'll add it in at the end or wherever. But I want you guys to stay safe, stay safe while I'm gone.
I have a feeling some really bad things are going to be happening this fall. I'm not sure what they are is just like this feeling that I have. And when I go in to pray, I just keep praying and something is telling me to pray harder for Americans and pray and pray and pray. And so, I mean, I've been on my knees a lot lately.
I think we all should be on our knees a lot and pray for people, pray for people, especially who can't see this because there's a lot of people who just can't see it. And the Bible talks about. I know that sounds weird, but the Bible talks about people not being able to see the truth because they have been blinded.
So pray for those people. And if you are one of those people who literally think to yourself that I can't see this, I, I really think that this is a lie. And why are these people saying these. I want you to take and be able to look at both sides, because guess what? I watch CNN. Sometimes I, I get into the lemon guy or lemon lemon.
I know he likes to say his name and where, you know, I like to get in there and see what they're saying. And then I look at the stuff that they have and I find the evidence. You know, that always goes against it. It's like, I'll look at their evidence and I'll go, Hmm. How does this line up? And then I'll check it out.
Because a lot of times they try to take something and make it seem as if like that do warmer thing. That dewormer has been out for years. And just the way they make it seem like people are taking horse medication. That's not true. They've kind of taken it and twisted it so that people don't see the truth.
And it's so flagrant when you know the truth. I mean, it's so in your face it would be like some ingredient in Tylenol. You know, let's say acetaminophen and we all know how safe that is. And we we've all been taking it for awhile, but let's say acetaminophen is in a pink killer for dogs and they go, now everyone is taking this dog pink.
And they're like, dude, it's a see the medicine it's been in Tylenol for years. It's been in other stuff used for other things. Yeah. It's in a dog, painkiller, but it's also a painkiller for humans and that's literally what it's like. They take something and they make people believe something else. So I want you guys to really use your brain, use your brain.
God gave you this brain and pray. For discernment that you'll be able to see say, God, if my eyes are closed, because I pray that too, I've been praying for people's souls a lot lately. And for salvation, for people that I love and I, I want them to be saved and their eyes are so closed. And if you are a PIR warrior, please add my son, Steven to that list because he is such a lefty now.
He's in the Hollywood movie scene. He makes Hollywood movies and. I cannot see the truth. And it's amazing the hate that has filled his heart. It's so sad to look at him. He doesn't even look like my son, but I keep praying for him. And I pray for my granddaughter too, all the time so that their hearts open up again.
He had such a soft heart when he was a child. And when he was. And I know that there is no one so lost that they can't be saved. There's a really great song called no hopeless soul by Steven Stanley. And I heard that song for the first time after I was praying for one of my family members who has a drug addiction.
They've just been struggling and struggling lately. And they've had a bunch of deaths happen to their friends and the people that they loved and they seem so hopeless right now. They just seem so sad and. And they're struggling with this addiction that they were through, but now it's, you know, rearing its ugly head because of all the things that have happened in their life, none of them due to COVID mind you.
But the whole point was, you know, I just didn't want them to get lost. And so I was praying and I just, I felt like, wow, This is going to tear them down. This is going to bring them down that toilet, you know, they're just spinning right now. And they feel like they're going to get flushed away. And the pain in their life is so overwhelming to them.
And sorry, I was praying and praying. I just felt like maybe this prayer is just hopeless. Maybe it's just not even real. Afterwards, you know, after I get done praying, especially when I don't feel empowered. When I feel a little as a scared or loss, I'll put on a playlist and I'll put on my praise and worship playlist, or sometimes I'll just shuffle through.
And so I went to casting crowns station and the song came up, no hopeless soul. And I was like, he does second. This is definitely a message from. This is absolutely a message. Don't stop praying for people. There is no hopeless soul. God doesn't make any mistakes, nothing. He can't erase. There is no one he can't find, and he will not leave anyone behind.
Right. So, I mean, well that wasn't actually in there. That was my rhyme. That wasn't those songs, right. Uh, maybe I should write some songs. Right. But no, I mean, it was seriously such an inspiration to hear the song at that time, because it just let me know that keep praying, keep praying for America, keep praying for these people, pray for your enemies, right?
Pray for people who are lost in this hatred. I keep praying for them. When I see them, you know, the lady in the gorilla mask going after Larry Alder and stuff. There's so much hate and fear in them right now that they just need love and kindness. So I keep praying for them. Let's keep praying for them because we need our eyes to be open there's stuff that I know that's going to come to light that we had no idea.
And I have a feeling that we're all going to be overwhelmed with a lot of information that we were like, holy cow, this is absolutely crazy. We had no idea how deep this went. We had no idea how corrupt this system was. We had no idea what was going on under our noses. I know that here in Arizona, a lot of things have come to light over the past several weeks.
You know, with the tunnels and the human trafficking, that stuff was not just, you know, random human traffickers, this stuff has been going on with our government, you guys, and they're exposing all of that. I mean, just things that just make you pray, right? Because you just, God, we need some help here. We are losing our Humana.
And we need to be better people. We need to be at our best, and we need to pray for everyone to be at their best. We need to be the Americans that our forefathers were right. We need to, and I'm not saying all of them were good. Right. But I'm talking about the ones who just wanted a free place. Just wanted to make a living just wanted to be left alone and be able to go out and earn their own way to make their own America to go out.
And we were the frontiersmen. We were the people who just came up with all these wonderful inventions. And that's because we had freedom that's because there was this awesome capitalism. And now that is being corrupted by terrible laws that are creating monopolies that are creating these mega companies that squash the little.
And that's not capitalism. That's not the competition we were talking about. So yeah, a lot of stuff is going on. So I have a feeling that they're going to ban probably this episode, but who cares? I'll just put it out there and see what happens. Let's take a listen to how to keep everything safe. And then I'll pop in at the end for you.
Okay. Enjoy. We're going to be talking about all things security. You're going to love this. It's going to keep your place safe and it's going to make your guests feel amazingly at ease inside your property. Okay. Let's talk security. I mean, everybody needs to feel secure in their own home, but rental properties, it's really important that you keep them.
A lot of our properties that are down in Florida are in gated communities. We have 24 hour guards. I love those types of properties where you have somebody. I mean, nobody can go in there with a truck and just back the truck up and get all the stuff out of your house. I mean, it's really nice and it's very, very difficult because they've got people running all around and security cameras everywhere and guards everywhere.
It's really hard to break into a property like. But then we have houses that are standalone homes in neighborhoods, quiet neighborhoods, where hardly anyone is there during the day. Those homes are a little bit easier for someone to break in. And we have had properties broken into. We have some people that we know here in Phoenix and they've had their properties broken into this is just the day and age that you really have to take care of.
Now, there are some things you can do and some things that we don't recommend, and we're going to start with the obvious. I absolutely love outdoor cameras. I love the little ring that's ring.com R I N g.com. And you can get these little doorbells with a camera on them. Literally they're down to 99 bucks.
Sometimes you can get a little bit more expensive, one with a wider view, but for 99 bucks, you get a really cool view. And you get that remotely through your apps and phones and computers, and you can see what's going on. You can answer people, even when you're not home, they'll think you're home and you can let them know, Hey, I'm here, I'm busy in the back with the kids.
What do you have? What are you doing by my door? I mean, it's absolutely nuts. The technology that we have today and the, all the things that we can do with it, but I love those little ring things. I love putting cameras outside. There's a few reasons, you know, who's going in and out of your house, you know, how many people are going in and out of your house.
So when you see a bunch of people going in and out of your house, you're going to say, look, there's a party or something, not kosher going on in my property. So cameras outside are absolutely cool and absolutely okay. Cameras inside the house, however, are not. Now you're talking about people's privacy and you don't want to get into the privacy issues, but outside.
Absolutely. You can totally. I mean, it's your place. You can have those cameras anywhere, but you don't want to infringe on anyone's privacy. I've even heard of people offering to allow the people inside their homes, renting out the units to have access to the outside. So it's totally up to you, but it does make people feel really great to know that they are safe.
They are sound, they are secure and really quick. I want to bring up something that we have here in Arizona. I'm not positive if it's unique to warm states like Arizona and Florida, but those are the only places I've seen them. So. In Arizona, we have sunscreens on our houses. You know, we get, obviously we get more sun than any other state.
Even the sunshine state, we have less rain than anyone else, about seven inches per year here. And it gets really hot outside, so sense. It does a lot of our windows have these really cool sunscreens and it blocks a lot of the UV light coming in and the light coming in so that your house doesn't heat up right during the.
But we also have these really cool things. A few years back, they started creating these and their security screens. So these look like regular sunscreens, but they're really, really strong. And they fit kind of like those old security gates that went on windows, but they're not gates. They're just a really strong mesh that people can not.
Cut through. They can't pound through it. They can't break the window behind it. It's absolutely nuts. These things are secure. Like you can't, you could take a bat to them. You can take a crowbar to them. You can take a hammer to them. They won't allow your windows to break behind them. I mean, it's super awesome.
And no one can see through them. You can take a crowbar to them and try to pry them off. And it doesn't work. So they work even better than most alarm systems. I mean, most alarm systems are going to wait until somebody broke a window. When those alarm things here, the breaking and the shattering of glass, that's when they go off, that's already too late.
Somebody has already broke the window and is breaking into your house. A lot of people hear those things too. But these security screens are absolutely amazing. Seriously. I think they created them originally for hurricanes. So definitely down in Florida because they do two things. They protect your home, providing security and keeping your house.
So awesome. No one can see inside your house. So awesome. I love that. It saves you a lot of money and it's not like those roller things that block the windows because then people just know, and those are ugly too, but these just look like regular sunscreens. They don't look like anything out of the ordinary and no one's going to know what they are until they get up there.
And they're actually trying to break in and it's really cool to watch. Use a bat or a crowbar or something else trying to break in and they can't do it. And you're just like, that is so cool. They're not super cheap, but they're definitely worth it. Neither are sunscreens super cheap, but definitely worth the investment. I would say, especially if you've got places that are empty for lengths of time where no one's around. During the day. And a lot of our neighborhoods, somebody could go into the back and be between homes.
And in Arizona, we have a lot of really high fences in our backyard, right? So our backyards are blocked in with six foot walls and it's hard to see next door. So if that was on your window, no one could hide from a neighbor. No. Break into your home without someone seeing them or hearing them or hearing the frustration as they can't get in.
So they're really actually really cool. I really liked them also. Let's talk about motion. Sensing, lights, love, motion, sensing lights, who doesn't love security lights, security lights are great. A couple of reasons. Especially in areas where someone is going to park a car and walk to your home. You want to make sure that you have some motion sensor lights in case somebody gets in late and just them waving their arms around or walking.
There will turn on these security lights. And that's really great. Now, obviously it's going to help them get to the house and be able to get into the house with. But it's also going to provide some security for them in case a burglar or somebody was, you know, hanging around the light goes on, scares them away.
They don't like that at all. So it works a couple of different ways too, but what's really cool is a lot of people never used to want to buy these lights because they had to hardwire them. That is not the case today. We bought a bunch of these on coupon at cost. And they're awesome. Huge lights. I mean, really, really big.
They light up a big area. So what like 270 degrees. It's like 180 degree around straight a wall, but then another one around a corner for 90 degrees there. So that's pretty awesome. They light up a nice big area and. They don't have to be hardwired. They actually come with this cool, you know, like a tray, probably the size of a cookie sheet or something, and it's a solar tray.
So you can set it someplace that doesn't have any hard wiring. You screw this little solar tray in, so that's getting all the energy, so it's not hardwired. And then it stores that energy during the day and it works all night. You don't have to have it hardwired. You can have it anywhere you want. So we were able to, we had a car port that was away from a property, and we were able to put some in there inside this car port, where there was never any electricity.
And it was so amazing for the first time everybody felt safe and on those really dark nights with no. It made a huge difference for people and they could just pull their car in a lot of times, the car would make it go off by itself. But if it didn't, they got out, they could wave their arms around the lights would come on and light their path all the way down to the house.
And that's really cool, especially because you don't have to have a hard wiring. And another reason is it's super cheap. There's no reason you can't afford 28 bucks on a Costco coupon guys. I mean, this thing was really great. Obviously Costco. I mean, that means you've got a great warranty. If anything ever goes wrong, he could just bring it back to Costco and they'll refund your money.
So it's really a great deal. So I love, love, love having security lights, outside doors, all around the property. I am a security. Nut, because I have a lot of guests who visit next to the universities who are single ladies visiting by themselves, or sometimes two women visiting by themselves. And I don't like, you know, being responsible for women traveling alone.
I know I'm a mom, so I can say that I know other people are going, oh, what a feminist? You are, I'm a mom. I've got girls. And I want to protect my girls. If you were a mom, you had want to protect your girls too. Not that we don't want to protect the guys, but we want to really make sure that the girls feel safe wherever they're going.
And they've got a nice light path, you know, it's lit all the way so they can get into the house and get in and secure themselves in there without any trouble at all. So definitely, definitely motion sensor lights. Those are great. Now let's talk about. Ordinary door locks and strong door locks. People can tell when they get into a property with really yucky, weak doors, have you ever like shut the door and go, I mean, this isn't very secure.
The door is really light and hollow and you're like, anybody could kick this in. This is really scary. No one likes a door like that. People love to have heavy, secure doors. You guys, if you're buying houses and you're fixing them up so that. An Airbnb or something in there you really want to have safe doors and safe door locks that go all the way through that bolt all the way through.
You want to make people feel safe. If you walked into a place and you were staying by yourself, you wouldn't want some flimsy door. You want something that feels heavy. A lot of times it feels more secure. So let people feel safe. By not having those crappy door locks and putting some strong locks on there.
It just lets them know that it's hard for other people to break in. And so they're very happy when you give them options like that, where they know they're safe and secure. When there's a dead bolt on the inside, they love that. Now you won't have to worry if you give them dead bolts that can only be locked from the inside.
Because that way they're not inside. They can't lock it from the outside. It can't accidentally be left, locked. It has to be locked only from the inside. And that makes people feel safe. If you don't want to put a deadbolt in there, you can put one of those flip blocks and that makes people feel safe or chain locks, but you definitely want a heavier door.
Something that makes people feel safe. Doors are one of the first ways that people do that. And let's talk about patio door. Patio doors freak me out. I got to say, especially when I'm on the first floor of someplace and I'm constantly checking to make sure the patio door is locked. So what I really, really want.
12 bucks at home Depot are those safety bars that come down there super easy to install. Just have your handy guy, do it, make sure he's a smart, handy guy. Cause we have, we have had, I'm not even kidding. Actually. I'm gonna, I'm going to tell a little bit of story on my husband. One time he was installing some security locks on a patio door for me and he wanted it higher up because we had a pool out there and he was like, scream this thing in.
Took his drill. And I said, you better be careful with that drill because you're probably coming really close to where the glass is inside the door. And he was like, no, no, I've got all kinds of room. And the very next second, you just heard this shattery shattered. The whole, the whole window just came shattering down.
It was really kind of cool because. Whoa, who knew that that was safety glass like that? Because safety glass shatters into like a million pieces to, nobody gets big shards of glass going through them. It just safety glass just shatters everywhere. And that's what that did. It was like a snap crackle, pop, pop, pop, pop, pop up.
And. The whole glass was there. That was hundreds of dollars to, to replace that he felt like an idiot, but it was kind of funny because now he's super careful or we'll have our guys, but just make sure you have the guys who know that yes, there is glass and some of those doors you have to be, you have to be careful.
Don't be silly, but they're literally made for that. Just. Get overzealous with your security with them, but definitely those bars work wonders guys, and you can have them nice and high up so everybody can see when they're working. I can not stand it when people put them way down at the bottom. I mean, I've seen people have like a broomstick handle down there, but let's not get all redneck.
Okay. Let's not put that in there. Let's not use berms stick handles. Let's use a $12 bar that we install correctly. That is nicer and more efficient and it will work better. Anyway, then the broomstick stick handle. Okay. Plus, I mean, that's just so bad, but like no, no broomstick handle guys. We need a real bar there, but those things make people feel safe.
Now there's a really cool thing. If you have swimming pools that are up high and there's these little switch lines. That it, it just is a little flap and kids can't reach them. Those are amazing in some states like Arizona because of pole safety. So you have to have pull gates and pull door knobs so that the door knobs are up higher.
But in an older house, you don't have to have those. I always suggest if you have a pool, having those safety locks that just flip over that only the adults can read. And they can keep that flipped over. And we even have these really, I mean, and they're cheap guys. We got them an Amazon and I forget what they were like two or three bucks and they're little alarms.
It's, it's kind of like those window alarms where there's two pieces of plastic. And when they're in contact with each other, they don't go off. And as soon as the contact from the magnets break. So when the door opens, you know, one half is stuck to the door and one half is stuck to the. And when the door opens, it breaks that contact and then alarm goes off.
It's just like a beeping that's super. But, oh my gosh, it works like so well, especially if people aren't used to having pool that way, if their kid does get the door open, the parents know right away. And for two bucks, it's absolutely an amazing thing to have on there. So that will make people feel more secure.
When you have the patio doors, especially if the patio doors go out to a pool area, you want to keep those little guys. Because they might not be used to going into a pool. Right. So you don't want any accidents to happen, or remember when you're talking about pull safety, when little kids fall into. Most of them fall in without making a big splash.
I know that's hard to believe, but they've got video after video, there'll be reaching for something and slide right in. There are videos of people having barbecues with tons of people outside and a little one slid in and nobody saw them. But the camera. And then finally somebody saw them down in the water and pulled them out.
But the crazy thing is no big splashes when there's little kids. So you really want to make sure that you've. As much pull safety as you can possibly have when it comes to having guests inside your properties with pools, whatever safety and secure measures that you can offer to your guests, offer them.
Especially if you've got little kids in there because pools are dangerous. I always recommend getting those gates. We have these wonderful fences that can go up and the polls just go right into the cool. And you can just take them out if you've got a whole bunch of adults and you're having an adult party and there are no kids around you, just boom, boom, boom, pull the little steaks out and the fence is gone and down and not a nice or, but when you've got grandkids around her kids, Boom.
You just put these poles and then automatic fence. I love those they're secure, not too expensive, but really great to have when you have kids. Now, I already mentioned having those cool security screens outside your windows, but windows should also have. Some kind of sensor on them in case someone breaks in it's a glass breaking sound sensor.
If those are too expensive for you, you can still get those breaking the sensor once you know, where there's two pieces of plastic ones on one part of the window that opens and shuts and the other's on the frame. And when the sensors don't meet and touch again, a little alarm goes off. Those things are great to have.
'cause I'm always reminding people. They love to leave windows open constantly and making sure that people are locking windows. I mean, it's crazy week. We go through properties constantly. I'm like, did you remember to check the locks on the windows, check the locks on the windows, check the locks on the windows.
Nobody remembers to do that. And so it's really imperative, especially when you've got really nice evening. The springtime and the fall, when you've got that lovely weather and people want to open the windows and keep them open. I mean, in the summertime, not so much, cause they've got the AC going, but definitely when you get those cold breeze nights where people just want to have the windows open, they're going to forget to keep them shut.
And so a lot of times it comes with a security system. So I, I really liked those. I liked the fact that it says, Hey, you've got this window open or you left this window open because then people can say, oh yeah, I forgot. I had the kids window open or the security alarm won't set until all the windows are shut.
And so everybody has to go around, see which window was shot. If it doesn't have one that reads it, but those things make it really secure. There's a lot of ways to make windows more secure, even with window treatment. So blinds, there are blinds that make them more secure. There's the outside awnings that roll all the way down to make windows more secure, but anything you can do to make windows more secure for your guests.
Absolutely do that. Number one place people break in are going to be windows and doors with glass because all they have to do is break the glass. And so anything you can do to secure that boom, do that, make people feel. And safety is a huge, huge thing. And you are, guests are going to be targeted if people know that they're not from around here.
Right. So if they drive in and they have out of state license plates, it kind of shows that they're not from around here. A lot of people target them. I don't know if you guys remember, but back in the day, Back in Florida. There used to be a time when you would pull into an airport or go into an airport and rent a car and they would have like national car rental on there, or Alamo or Hertz, they would have these bumpers.
Well, Florida had so many cars being broken into when they knew that there was someone who was renting the car. So when ever they saw those car rental stickers, they targeted the cars and would break into them knowing that they would probably have some kind of cameras or. Some suitcases with valuables inside them because people were like, well, I'm not going to leave my valuables in the hotel room.
I'd rather leave it in the car where it's so much easier for people to break into. Don't ask me why, but they did. And they finally decided that, you know, what, any cars that people rent in the state of Florida, they're all gonna have Florida license plates. We're going to take all those stickers off. So you're not going to be able to do.
I hate to tell you, but we can tell, cause they can't drive per shit. That's while we can tell it's a snowbird, because we're like same thing in Arizona or like, oh my God, that Mountain's going to be there all day. Please pull over and take a bloody picture and let us drive around you. Or you go down the road.
And our, our roads are about 45 miles an hour and somebody is brawling at 35. They are so used to going slow in Minnesota where they're from or something. And you're like, oh my God. So we can still tell you're a snowbird because you drive slow and bad. That's how we can tell taking left-hand turns from the far right lane.
That's like, oh no, I wanted to turn here. It's like, oh great. I wanted to stop here in the middle of the road and then decide. Oh, this is fantastic. That's how we can tell that you're from out of state. So we don't need the license plates to tell us anymore. We always say in Arizona though, we don't have the leaves changing color because unless you go up north, but down here, we can tell because the license plates change color.
So we get Minnesota and Iowa and Saskatchewan. So that's how we tell the change of seasons is the snowbirds arrive, Yahoo. But they do help us out. Right. Tourism tourism is great. Baby pays the rent. Mama needs a new pair of shoes. That's what we got to say. Right. So remember, let's go through all of this again.
So outdoor cameras are great. Not indoors because we don't want to invade on anyone's privacy. Right. But the ring door knob things, the doorbells. Oh, Those things are 99 bucks. So amazing. Hey, and I heard too that if you get those stolen, that ring will actually replace them for you. So make sure you register them when you install them.
I think you have to take a picture and put them on there, but if somebody ever comes and steals. I heard that ring replaces them and ring.com is an absolute fun place to go and look at all the stuff that happens. I just saw one where they had a screen door, they opened the screen door, and then there was a big old door, like a 90 year old or a hundred year old door with a glass there.
The door was sticking and the person shoved the door and the whole glass pane. And there it was on the ring, on the camera. So they got to see the guests break it and go, oh shit. It just heard everybody like, yes, take a deep breath. You just broke a hundred year old door, but it was, it was. There's a lot of times where people are getting packages stolen and you'll just hear somebody go put the package down and they drop it and they run.
It's crazy. I'm like, that's so awesome that you can just say something and people will drop it and go, but there's been a lot of break-ins a lot of break-ins. So these things really do help. So ring.com, you can get a ring on Amazon too. Like I said, 99 bucks, but they go up to 200 and some just depending.
What they look like and how pretty and stuff they are. You just want something that works. Motion sensing the lights, those safety, security lights, everybody needs those strong door locks. Everybody needs those security screens. I love security sprains. So Florida, Arizona people definitely get security screens anywhere.
You've got a lot of sun security screens, and I don't think it would be a bad idea to get those actually in any part of the country. Because of the safety, security features of them and they help out in the summertime, you can take them and open them. They opened like doors too from the inside. So if you're inside and there's a fire and you have to get out through the window, they just flip, they just flip open.
So they're very safe and secure from the inside, but make the whole house safe and secure. So you're going to love. Check those out again. Security screen masters.com. They're out of Tucson. Really, really. Also any kind of reinforced window treatments you can get. Those will be really, really great. And the patio door, bars and locks.
You want to make sure those windows are being locked. Everybody's taking care of to lock those windows and doors. These are really great ways to make your people feel secure. Lots of bolts on the doors, heavy doors, so that people understand that they're safe and secure. And a lot of times, like I said, heavy doors, do that.
Heavy locks. Let them feel secure because when they feel safe, they will come back to you over and over and over again. Get rid of those flimsy flimsy door. Okay. I promised you the story about Kevin and proper Kiyosaki. So this was really hilarious. So I was working in an event for rich dad seminars back in the day, and this is after our house burned down and it was really devastating.
It was really sad. At first, we didn't think we had enough insurance on it because we had bought the house. And started to rehab it. And we had rehabbed the whole downstairs, but later one of the rich dad, guys, he told us how to appraise a house afterwards. So we had to come up with all the receipts, which was really difficult, but that's a whole nother story because all the receipts burnt with the house.
So yeah. To go to each of the vendors that you use and get the receipts for the house. And then they had to take a look at what they put into it, and then they could reevaluate what the house was worth. So imagine taking and buying a house and then rehabbing the house. And before you got it appraised or reappraised after it was all fixed up, having a burn down.
And so obviously it wasn't worth what you bought it for. It was worth something completely new and different. So that's literally what had happened to us, but. We really thought we were screwed. Thank God. I worked for rich dad back then, because I learned so much from these people for years and years. I mean, they were so helpful and my mentors and everything, I still appreciate them so much.
Anyway, we're working at this event and we were trying to figure out how to pay for our house to be rebuilt because at that time, We thought that we were only going to get what we bought the house for. And it was worth way more. We had put at least 250,000 into the property and we had purchased it for around a half million and put about 250 into it.
So to us, it was worth at least 750,000. And we thought we were going to get, you know, some for just the house. So they were going to not even give us what we paid for it. They were going to give us just what the house was valued at and not what the land was. So, you know, we were. Really at that time, we were just like, holy cow, how do we do this?
We were sitting after an event one time and talking, and then Kevin came to pick me up for lunch. And we were all at a table. All of us staff and everybody, we were all sitting at a table and we were coming up with scenarios, different scenarios. Everybody was working on stuff. And Robert sat down and he's like, Michelle, it's super easy.
This is what you do. And he took him out. And he wrote out this plan and it was fricking brilliant. I'm not even kidding. I can't discuss it right now because I don't want to discuss it, but it was brilliant. And you're like, oh my gosh, that would work. That would absolutely work. We would have the money to make the house exactly as it was when it burnt down and we could have our mortgage that we could afford and then some, and then be making money.
On the backend of this, because, you know, we had, uh, a guest house and everything. So anyways, this way that he came up to do it was incredible. And I just sat there and Kevin had been sitting. And I was like, well, thanks Robert. And everybody's like, wow. I mean, I'd never heard of anybody doing that. That's brilliant.
I can't even believe it's been done. Wow. And as he walked out the door, then Kevin just looked at me and he said, I don't think he knows what he's talking about. And everybody at the table, because we had Debbie was there, you know, she's the main gal at richdad seminar. And I think PJ and Susie were there, Susie Daphnis and Peter Johnston.
We all just look to Kevin and our mouth almost dropped. Like, is he serious? I mean, they looked at me like, is your husband serious? And I'm like, man has never even read rich dad. I mean, he was so not an investor at that time. Like literally he was not into investing. We had dozens of rental properties. And he just, he just didn't.
He had no clue, no idea. It was hilarious, but it was, that was my story about Kevin. So if you're in my membership and when we all get together, I will tell you the exact way that Robert taught us to save our house and build the house without having that all go through yet. And we had no idea at that time that it was going to happen the way it did that we were going to be able to get the receipts, because that was somebody other than Robert, he hadn't heard the whole thing anyway, so he didn't give us his 2 cents.
He just heard us talking about rebuilding the house. Literally there's so much I learned from all the people that I worked with, uh, with Tony and with Robert, just great people who are still in my life and I'm really blessed to have them. So it's a story to keep in mind and have a great break.
